NspectAI uses artificial intelligence (“AI”) to assist licensed home inspectors in generating inspection notes, observations, and recommendations. This disclosure explains how AI is used within the platform and outlines the responsibilities of both NspectAI and the inspector.

By using NspectAI, you acknowledge and agree to the following:

1. AI Assists the Inspector — It Does Not Replace Them

NspectAI provides optional AI tools designed to help:

• Analyze user-submitted photos

• Generate draft observation text

• Generate draft recommendations

• Provide summary classifications (Red/Yellow/Green)

The inspector must review, edit, approve, or reject all AI-generated content before it becomes part of a report.

NspectAI does not perform inspections, draw conclusions, or certify property conditions.

2. Inspector Responsibility

The licensed inspector remains fully responsible for:

• Final inspection findings

• Accuracy of all report content

• Recommendations given to clients

• Compliance with state laws and standards

• Professional judgment and decision-making

AI is a tool — not a substitute for experience, license, or professional evaluation.

3. AI-Generated Text May Contain Errors

AI may occasionally:

• Misinterpret photos

• Generate incomplete or imprecise descriptions

• Miss relevant issues

• Suggest recommendations that require editing

• Provide generic or contextual inferences that may not apply

All content must be independently verified by the inspector.

NspectAI is not liable for inaccuracies or omissions in AI output.

4. How AI Processes Images

When photos are uploaded:

• Images may be temporarily processed by AI to produce descriptive text.

• Images may be analyzed for patterns, common defects, or surface-level conditions.

• Temporary analysis may include automated classification (red/yellow/green).

Photos are not used to train external AI models.

Users retain ownership of their images and inspection data.

5. No Guarantees of Accuracy or Completeness

AI is not perfect and cannot guarantee:

• Accurate identification of defects

• Safety classification

• Structural or mechanical conclusions

• Code compliance evaluations

• Exhaustive analysis

AI suggestions are informational drafts only.

The licensed inspector makes the final determination.

6. No Professional Advice

AI-generated content is not:

• Engineering advice

• Structural analysis

• HVAC diagnosis

• Electrical certification

• Plumbing evaluation

• Legal or safety recommendations

All conclusions must come from a qualified inspector.

7. AI Limitations

You understand and acknowledge the following limitations:

• AI cannot see behind walls, floors, insulation, or concealed spaces.

• AI cannot detect moisture, gas leaks, electrical loads, or system performance.

• AI does not replace tools such as moisture meters, thermal cameras, or gas detectors.

• AI does not verify local building codes or manufacturer specifications.

AI output should always be considered supplemental, not authoritative.

8. Data Handling & Privacy

Inspection data, including photos and notes, may be used to:

• Generate AI-based descriptions

• Improve user experience

• Enhance platform reliability

NspectAI does not:

• Sell user inspection data

• Share photos outside the platform

• Train external models with private inspection content

9. User Agreement

By continuing to use NspectAI, you confirm that:

• You understand the nature and limitations of AI assistance

• You agree to verify all AI-generated content

• You accept full responsibility for final inspection findings

• You will use professional judgment when editing or approving AI output
